ROCKINGHAM — It looks like Zaxby’s won’t be the Aldi supermarket’s only new neighbor on U.S. 74 Business.
Developers have begun work on Fountain Pointe, a 39-unit apartment complex off Clemmer Road located on 4.78 acres of land, said Rockingham City Planner John Massey. The five-building complex will include 19 two-bedroom units and 20 three-bedroom units along with a clubhouse that will also serve as the leasing office.
A community space as well as a computer center will be among Fountain Pointe’s amenities, according to Andy Rosen with Blue 22 Development.
Blue 22 of Durham and Connelly Development N.C., a subsidiary of Lexington, South Carolina-based Connelly Builders, are working in a joint venture as developers on the project. Coach Construction, another subsidiary, is working on the site. Rosen said developers are looking to have the complex finished and apartments ready to lease by April 2015.
“We thought the market had a need for affordable housing,” said Rosen. “We think it’s a great site with Walmart, shopping, restaurants, churches and residentials nearby.”
Rosen described the apartments as being rent-restricted, or intended for tenants earning an annual income that’s at least 60 percent below the county’s median.
Rosen also said Blue 22 and Connelly have been working hand-in-hand with the city of Rockingham to make this project, which has been two years in the making, a reality.
“When we first came to town, we came to John (Massey) and asked for some locations that would make sense for our product and we saw the for-sale signage on Clemmer Road,” Rosen said. “We asked John about it and approached the broker. This was our second time trying to make this happen. It took two years, but now we’re under way. The city of Rockingham has been very supportive. We had to meet with the planning board and they were supportive as well. Everyone has been very professional.”
Connelly Builders, which has done the majority of its work in South Carolina, has built everything from office parks to a dog grooming and boarding facility. In addition to Fountain Pointe, the company’s other North Carolina projects include the Copperstone Apartments in Whiteville and Westgate Senior Apartments in Leland.
